MAJOR STREETS - THE LIST

Toronto’s new Major Streets Policy is reshaping the city’s residential landscape, offering property owners the opportunity to build up to six stories and 60 units on lots zoned ‘neighborhood’. While the policy aims to make development more accessible, finding a comprehensive list of the streets affected has been a challenge—until now.

Using Map 3 (shown above) as our guide, we’ve taken the liberty of identifying all the unnamed streets and listing all the streets impacted by this policy, organized alphabetically for your convenience (you’re welcome!). This resource is designed to make it easier for developers, realtors, and property owners to identify key areas of opportunity.

Important Disclaimer: While we’ve worked to ensure accuracy, we strongly advise verifying this information independently with city planning resources or other official channels. Policies and interpretations may vary, and it's always best to confirm before making any decisions.

Once you have identified if your property is located on a Major Street, find the Official Plan maps at Toronto.ca and confirm that the use is designated Neighbourhood. If you are unsure or would like to learn more about the potential of your property, please feel free to reach out.
